Oscar Syvertsen Estate agent / marketing coordinator Your offer has been accepted – congratulations! Now an exciting period awaits until you take over your new home. But what should you actually do between the accepted offer and the handover? Oscar Syvertsen, estate agent at NBBO Eiendomsmegling, shares his best advice.
Oscar studied at BI Norwegian Business School and has many years of experience in the property industry. Born and raised in Drammen, he knows the market in the town and surrounding area extremely well. He has assisted a great many buyers and sellers, and knows exactly what needs to be in place to ensure a secure and smooth transition from buyer to owner.
Here are Oscar's most important tips:
—Read the purchase contract carefully
– It's crucial that you understand all the terms of the contract before you sign, says Oscar. Don't hesitate to ask questions – the agent is there to help.
—Check your insurance
Remember to arrange contents insurance that applies from the handover date. Home buyer's insurance may also be worth considering – it gives extra peace of mind in the event of hidden faults or defects.
—Have your financing ready in good time
– It's easy to assume everything is in order with the financing, but contact the bank early. The full purchase price must be in place before the handover to avoid delays and additional costs, says Oscar.
—Prepare for the handover protocol
This document is signed on the day of handover and confirms the condition of the property. Read up on its contents so you know what you are signing.
—Don't rush – take your time at the handover
Oscar recommends going through the entire home systematically at the handover:
– Check every room, storage area, garage and outdoor space. Use your senses and be thorough, he says.
—Test everything that can be tested
Switch on the lights, test taps, sockets, windows, locks, extractor fans and white goods (if included). Note any faults in the handover protocol and take photographs as documentation.
—Ask about the practicalities
How do the heating, alarm system, fuse box, water shut-off valve and heat pump work? Ask the seller for user manuals and tips.
—Collect all keys and remote controls
This also includes the letterbox key, garage remotes, gate openers and codes for alarm or access systems.
—Trust your instincts – but be meticulous
– Buying a home is one of the biggest investments you will make. It's entirely right to be thorough and ask questions, stresses Oscar.
Communication and peace of mind
Oscar Syvertsen is passionate about making home buying a positive experience, and places great emphasis on good communication and peace of mind at every stage.
– My job isn't just to sell homes, but to make sure both buyer and seller feel well looked after throughout the entire process, he says.
